Four Benefits of Laser Scanning

Tiffany Scuglik

Making inaccurate assumptions about a building’s existing structure and infrastructure are the root cause of many design changes, construction delays, added cost, and field issues.  These “best-guess” scenarios can have a dramatic impact on the project’s timeline and budget.

What is Laser Scanning?

Laser scanning uses a piece of survey equipment that rotates 360 degrees on a tripod, sending and receiving invisible light rays in all directions.  In about five minutes, millions of data points have been collected.  This data, a point cloud, is a perfect 3D as-built of existing conditions. The point cloud can then be inserted into various BIM platforms for planning/operational purposes, allowing the building owner and all trades to have the same accurate and consistent as-built data for the building or room.

Benefits of Laser Scanning

Saves Time

Laser scanning allows you to only have to measure once by capturing all dimensional information in one visit.  This gives consistency throughout the project by having all team members work off the same information and measurements. This prevents any downtime during construction due to inaccurate assumption of existing conditions.

Reduce Rework

Laser scanning eliminates overlap in all trades measuring the space multiple times. All firms in the A/E/C industry can use the same point cloud scan data throughout the project. For example, laser scanning gives the MEPF contractors a chance to participate in 3D coordination efforts before construction. Before even getting to the field, any issues with existing structure or other MEPFs can be resolved in the office.

Minimize Risks

Laser scanning captures millions of accurate data points closing the gap for mistakes in the drawings. As-built drawings are typically a tedious and often inaccurate process. Scanning gives you the exact locations and measurements of existing conditions.

Panoramic Photos
For optimal visualization of your space and the ability to share with anyone, laser scanning captures 360 degree spherical images. It enables you to revisit any room at any time, anywhere. The amount of time necessary to travel from office to the job site and back can be reduced with the photos capabilities of being dimensioned.  Especially when your job site is across the country!
