Westlawn Garden Multifamily Apartments
We recently completed the two, three-story low-income housing units in Milwaukee. The project consisted of two, mirror images three-story, 30-unit stick frame multi-family apartment buildings.
They are part of the larger Westlawn Gardens development project organized by the Housing Authority of the City of Milwaukee (HACM) which will eventually redevelop 37 acres of low-income housing units. The project broke ground in March of 2021 and was complete in March of 2022.
This project was unique to JP Cullen specifically because of the stick frame construction. Wall panel and truss erection is not often self-performed by JP Cullen crews and was a large portion of the risk associated with this job. Each building consisted of 146 exterior wall panels, 803 interior wall panels, and 540 floor/roof trusses. All exterior wall panels and demising wall interior wall panels were set using a JP Cullen crane. Smaller interior wall panels were hand tipped up in place. The typical crew was composed of an assistant superintendent, three carpenter foremen, one cement finisher foremen, two carpenter apprentices, four carpenters, and one operator.
The organization resulted in a 5% savings on labor and a very smooth and calculated installation to keep the schedule moving on track.
